The Spring Creek Townhome Project received tax credits from Minnesota Housing Finance Agency in August 2012 and tax increment financing (TIF) from the Northfield City Council in November 2012. These two funding sources helped to provide the infrastructure and building development of 28 new multilevel rental townhomes. The units have on-site property management and are available for rent to households at or below 60% area median income. The units are owned by Spring Creek Townhomes LP and managed by Lloyd Management.
What's happening now?
The units were completed ahead of schedule in November 2013 and are currently open and occupied. There is some site work to be completed after the snow melts, including trees, shrubbery and sod. The playground was installed before the frost last year and the road will have a final seal coat laid down in late spring.
I heard these units are "green." What does that mean?
It means that we are doing our best to use products that have minimal impact on our environment and provide a healthy home. By using the tax credits from MHFA, we are mandated to build to the Minnesota Green Communities standards.
The project will be obtaining LEED Certification upon completion!

High Efficiency heating and cooling equipment
Low / No VOC adhesives and caulks
Low / No VOC paints and primers
R49 roof insulation
Radon Mitigation system will be installed.
SIP Panel wall construction (R24 wall insulation)
Water conserving plumbing fixtures
